How to complete the template
- Broker role, clients and transaction subject
Is this a sale, purchase or letting? For letting assess the statutory monthly threshold; do not substitute the sale price. Identify both sides and your contractual roles.
- Identification and due diligence timing; representation
Who sells, buys and represents each side? Link each person to method, date and authority evidence; do not rely solely on the bank’s checks.
- Price, financing, purpose and proportionate evidence
Break funding into loan, savings, gift and other sources. For a third-party payer explain the link to the buyer and economic rationale.
- Ownership, PEP and sanctions assessment
For an entity trace the chain to natural-person owners. For PEPs or sanctions matches assign additional measures and responsibility before proceeding.
- Discrepancies, decision and retained evidence
Has the buyer, account, price or payment method changed? Reopen the assessment and retain the final reasoning and settlement evidence.
Illustrative use
MODEL RE-01: flat purchase partly funded by a relative. Evidence: draft gift agreement. Conclusion: explain source and relationship; assess payer change before proceeding.

When the case is uncertain
Payer changed before signing? Reassess funding; earlier approval does not cover the change.
